Co Dublin site with aparthotel consent up for sale

Ireland: A County Dublin site with full planning permission for a 58-key aparthotel and nine retail units, has been brought to market.

Estate agents Coonan Property is seeking €3 million for the 1.27 acre Glebe House site, which is on Main Street, in the village of Rathcoole in south-west Dublin.

The vendor, LBJ Properties Ltd, received planning permission for the project last December.

Currently, the property contains some retail units and some small lock-up/warehouse units, as well as the derelict shell of Glebe House, a former rectory which is listed as a protected structure.

The planning permission allows the developer to rejuvenate the house as the location for a bar, restaurant and meeting rooms for the aparthotel. The latter will range in height from two to three storeys, and its accommodation will include six one-bedroom suites of 46 square metres each, two three-bedroom family suites of 121 square metres each, and 46 bedrooms, each of 18/19 square metres. There will also be a reception area, restaurant, coffee shop, bar and a function room.

Each of the nine new retail units will be located in a single-storey building. Also permitted are four market stalls and an underground car park which will cater for up to 81 cars, including mobility access and electric vehicles.

Rathcoole is located just off the M7, and a number of hotels are located just off a nearby section of the motorway, including one of Ireland's largest hotels, CityWest. The site is close to the CityWest business campus, Baldonnel airport and Greenogue industrial estate, and the suburb of Saggart.
